This contract is between you and Eastgate Cottages (referred to as “we” or “us”) for the provision of holiday accommodation. We reserve the right to refuse any booking without giving a reason. Your statutory rights are not affected by anything contained in these terms and conditions.
The Cottages
Our cottages are privately owned and we pride ourselves on the quality and standard we achieve. In the event that something is not exactly as expected or missing then please let us know and we will try and resolve it. Should you have cause to complain please let us know as soon as possible. We will do our utmost to resolve the problem.
The reservation extends from 2pm on the day of arrival. During off peak times cottages will often be available earlier. (Please check). Departure time is 9:30am on the day of departure unless otherwise agreed.
Payment
For bookings made more than eight weeks prior to arrival; a deposit of one third of the total rental is payable to secure the booking and the balancing sum is due for payment eight weeks before the date of the holiday.
For booking made less than eight weeks prior to arrival; the full rental amount is payable to secure the booking.
Please make cheques payable to Eastgate Cottages Ltd. We accept all major credit and debit cards. When paying by credit card, the full amount is payable at the time of booking.
Your Obligations
Damage and breakages arising during your holiday must be notified to us. Any serious damage or breakage will be charged at the cost of replacement.
Dogs are allowed in certain cottages. Small or medium sized well behaved dogs are welcome at Eastgate Cottages, you must however take full responsibility for the animal and they must not be left unattended in the Cottages.
Only the number of people detailed on the booking form will be entitled to occupy the cottages.
You are responsible for the insurance of your personal property whilst you are staying with us; please ensure that you are adequately insured especially for valuables.
You are given a key for the Cottage; it is your responsibility to keep the cottage safe and secure.
Right Of Entry
Should we need to go into your cottage we will where possible arrange with you in advance but we reserve the right to enter the cottage at reasonable times to check and carry out essential maintenance.
Car Parking
We can guarantee one parking space per cottage, unless specifically stated on the property that no parking is available. Additional parking may be available on request. We do not accept responsibility for any loss or theft of or from a vehicle howsoever caused. All vehicles are parked at own risk.
Electric VehiclE Charging
It is strictly forbidden to charge electric vehicles directly from a socket in our cottages. We provide a designated charging point for the purpose. Vehicle charging will be £5.00 per day calculated on a per day basis for your entire stay with us.
Cancellation
Your payment(s) is/are nonrefundable. Should you cancel your holiday within eight weeks of your holiday commencing then the full balance is nonrefundable.
Cancellations must be notified to and received by us in writing (preferably by email) and once received we will confirm and process your cancellation request.
In the event that the Property Owner wishes to cancel your holiday booking due to sale of the property, they shall be able to do so up to eight weeks prior to your holiday start date with no further liability to you other than the return of any deposit or monies previously paid by you.
Cancellation By Us For Reasons Beyond Our Control (“Force Majeure”)
If for any reason beyond our control we are forced to cancel your Booking (or bring it to an end early) due to a Force Majeure Event affecting us or our property we will refund you the full amount of your remaining lodging costs based on the time of your Booking remaining. This will be the full extent of our liability and no additional compensation, expenses or costs (such as travel or replacement lodging costs) will be payable.
We won’t be deemed to be in breach of this Contract, or otherwise liable to you, by reason of any delay in performance or non-performance of any of our obligations in this Contract to the extent that such delay or non-performance is caused by circumstances beyond our reasonable control (for example if access to and use of our property is prevented by fire, flood, exceptional weather conditions, epidemics, pandemics, destruction/damage, internet or other communications failure, blocked roads, war/terrorism, nuclear/radioactive disaster affecting us or our property) (these are sometimes referred to as “Force Majeure Events”)
Insurance
We strongly recommend you take out travel insurance which covers booking cancellations. This will give you the peace of mind that you will get your money back if you need to cancel your holiday at almost the last minute. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
